India's Coastal Regulation Zone framework defines four zones (CRZ-I to CRZ-IV) based on distance from the high-tide line. CRZ-III (where most coastal villages sit) permits residential construction beyond 200 m from the high-tide line. We help you read the CRZ map for any specific plot before purchase.
Within 200 m of the high-tide line, only repair and reconstruction of pre-existing authorised structures are permitted. Beyond 200 m, new construction is permitted with gram-panchayat and CRZ-clearance approvals. We map every plot to its CRZ zone before we let you make an offer.
Direct-beach villas (with private beach access) start at approximately ₹15 Cr and extend to ₹50 Cr+ in Mandwa. Sea-view villas (within 500 m of the beach but not direct access) range ₹5–25 Cr.
