Mandwa: ferry-driven price ceiling raise
The four-sailings-per-evening Friday schedule from Bhaucha Dhakka has accelerated demand from "monthly" to "fortnightly" Mumbai HNI buyers. Sea-view villas under ₹15 Cr — historically Alibag's deepest market — now clear in under three weeks of going to market. Over the past quarter, three Mandwa estates over ₹40 Cr have transacted off-market.
Kashid & Murud: branded-land arrives
The House of Abhinandan Lodha\'s Sol De Alibaug — a 110-acre branded plotted development — has reset price expectations across Kashid. Lodha Group is mobilising a parallel project. The presence of branded land has both lifted floor prices and made the surrounding boutique-developer inventory look more compelling on a per-square-foot basis.
Akshi & Kihim: where the architects are building
The most architecturally interesting work on the coast is happening on 1–3 acre Akshi and Kihim plots — single-owner private estates by SDM Architects, Sanjay Puri, and a small group of Mumbai-based design firms. These are not on portals. They transact via personal network and through us.
NMI Airport: NRIs are showing up
Since the Navi Mumbai airport began commercial flights in December 2025, our NRI inquiry volume has grown materially. The two-hour Mumbai-traffic-to-Mumbai-airport friction is gone. Direct flights from Dubai, Singapore, London, and (eventually) North America now make twice-yearly second-home visits practical for the first time.
